Recently used Bay 101 to install a roof on an apartment building in Burlingame. Great job. Great firm. For more detail -- read below. Before reading this review it is important for you to know that I manage commercial construction projects and deal with general contractors and subcontractors every day. I am a licensed architect and am very technical in my selection of contractors for my clients. I am even pickier when I am spending my own money -- in this case a little over $20K. I prepared very detailed specifications about the expected scope of work, product expected (decking to be 1/2" CDX 5-ply, structural 1 per APA; underlayment to be CertainTeed MetaLayment then 2 layers 30# roofing felt over; shakes to be Landmark Silver Birch) all with 10 year warranty. Add option for gutters and downspouts; add option for 5 star non-prorated 50 year labor and material warranty (de-rated by CertainTeed to 25 labor and 30 year material warranty for multi-residential project such as mine). Very specific specifications. I bid 4 roofing contractors (all preapproved for warranty package by CertainTeed) -- Bay 101 gave me the best price -- almost 25% less than the highest bidder and 5% less than next lowest bidder. They could do the work within 2 weeks. Why am I giving them 5 stars: -- They showed up on time, every time. -- Dave gave a complete estimate with no games, no bull, just detailed pricing. -- Confirmed game plan day before start of project. -- Full crew each day, every day. Worked hard and got the job done safely and ahead of schedule. -- Finished a day ahead of schedule and quoted 4 days to start. Most others quoted a week. Difference is important as every night without a roof is a risk due to foggy wet weather. No rain was forecast during the installation time period. -- Did not charge for minor dry rot repair. -- Cleaned-up each day -- important so tenants did not get nails in tires. -- Great looking install. Done right. -- Ten year warranty from Bay 101 -- not 5 year as some offered -- plus 25/30 year warranty from CertainTeed.
