The first inspector booked the inspection according to his schedule, then cancelled, leaving me stranded & with little time to spare. One of the gals I church with got me Coast to Coast. I made a call and spoke to Ingrid who immediately hooked me up with Tim Patten, the owner, all last minute. He got to the site before I did. He explained and demonstrated issues. The report was emailed immediately, systematically & electronically with the ability to specifically select what buyer decided to request for repair or negotiation, & email to seller for approval. Easy to read & understand with pictures. The cost was reasonable and fair. Many of the windows had broken springs & would not stay open without a prop, Tim went beyond the scope of practice instructing me regarding precisely what was required so I could communicate to repairman and Tim would NOT charge me more for his service. Coast to Coast came highly recommended by my realtor who uses frequently uses them for home inspections. The reports that came back included photos and the inspection was extremely thorough. Everything was fine until it was time for to process payment. I paid 110 dollars for a wind mitigation inspection which the company was unable to complete because the townhouse we purchased has no roof access (the property did not have an attic). Since we were not at the home at the time that the inspector completed the inspection, we were unaware that there was no roof access and unaware that our roof was unable to be inspected at all. The wind mitigation report was emailed to me with a couple of photos of the outside of the house and windows and doors? AND THEY CHARGED ME 110 DOLLARS FOR IT. They said they completed what they could, which was reiterating some numbers on the label of my water heater... A task that I could have done myself. Regardless of this, the ABSOLUTE WORST PART WAS THE WOMAN AT THE OFFICE. I explained to her the situation and she argued with me for twenty minutes being completely misunderstanding and unapologetic. She told me that if we could find a way to access the roof, they would charge us 95 dollars because the inspector would be taking time away from doing other inspections to come out to see the roof....???? When I said what about the time that wasn't spent doing the report in the first place?????!!!! She said "it's not that the inspector didn't want to do the wind mitigation , he was unable to, and that's your fault. We don't know your house". Well.... Guess what lady, I also don't know the house which is why I paid for an inspection with your company... A MISTAKE I will NOT be making again. Coast to Coast has HORRENDOUS customer service. If you don't know much about the property you've purchased, I suggest you look for different inspectors since this one uses your unawareness for profit.
Coast to Coast is truly my favorite inspection company. Everyone is very professional in every aspect of their work. I mostly deal with Ingrid and Edmond. Both are very helpful, professional and punctual. The inspection is very specific and detailed. The report is very good and helpful to understand the issues with the properties and the turn over time to receive the report is amazingly fast! I am very happy with this company and its professional associates. The only thing I would like to see differently is better rates for returned customers(especially when you use this company for all of your deals). Secondly, On the reports, at the end of the report to see a total final amount of money that is estimated by the inspector for all of the repairs. Instead of the customer needing to add each line to come up with the total amount, it would be great to see it already calculated so the buyer can show it to the seller and say, "look, the inspection report says that the total amount to fix all of the items is such and such". Other then those two ideas, this is the best company I have ever used!
I have used Coast to Coast Property Inspections for many years and have nothing but the best to say about them! Every inspector I have had the opportunity to work with has been very knowledgeable and professional. Ingrid, in the office, is a pleasure to work with as well. The reports are sent to both the client and agent very quickly. At the inspection, areas of concern are always pointed out and discussed with both myself and the buyer so there are no surprises in the report. I would highly recommend Coast to Coast to anyone that wants a thorough and professional inspection done!
COAST TO COAST PROPERTY INSPECTIONS ARE VERY PROFESSIONAL AND RELIABLE. THEY COMMUNICATE WITH YOUR CLIENT TO MAKE SURE THAT THEY UNDERSTAND WHAT TO EXPECT DURING THE INSPECTION. THEY COLLECT FUNDS DIRECTLY FROM YOUR CLIENT. I HAVE USED THEM NUMEROUS TIMES AND WILL CONTINUE TO USE THEM. I WOULD DEFINITELY REFER THEM.
